This is the first step to determine your home's needs.
A "how
to" analysis designed to minimize imperfections and
maximize strengths is provided along with a priority "punch
list" for those homeowners who want to do the work
themselves.
Home Staging Services
The main goal of home staging or making home improvements
is to make a home sell faster and for more money. If vacant,
it usually includes the introduction of rental furniture,
accessories and artwork, etc. This is what most people
think of when they hear the word "Staging".
There are 3 distinct levels of Home Staging available, all
designed to make your home look its best, stimulate buyer
interest and bring about offers and a sale.
Level 1: Simple
Staging - This service provides vacant homeowners
with a few key vignettes in spaces which need more definition.
Simple Staging does not include elements present in higher
levels of staging, i.e., furniture, area rugs, artwork, etc,
but will incorporate area-specific accessories to highlight
key spaces. Kitchens, bathrooms and mantelpieces are excellent
candidates for Simple Staging services.
Level 2: Complete
Staging - This service provides vacant
homeowners with the basic elements needed to prepare their
home for sale. Key rooms such as foyers, living rooms, dining
rooms, kitchens, and master bedrooms are candidates for Complete.
This type of staging would provide more than vignette highlighting
and would include rental furniture, area rugs, and accessories.
Some artwork may be included.
Level 3: Premier
Staging - The highest tier of home staging
available, Premier Staging affords a finished, model home
appearance complete with rental furniture, area rugs, accessories,
artwork and luxury window treatments. The type and quality
of furniture and accessories/artwork would complement the
style and price point of the home.
Event
Staging
This is a temporary introduction of upscale furniture,
accessories, lighting, and area rugs to reception halls,
meeting rooms and convention centers to create inviting
spaces for guests to gather. This type of staging may only
stay in place for a day or two but what a difference it
can make! This type of staging is perfect for wedding receptions,
fundraisers, parties, etc., to allow for comfortable and
relaxed mingling and relaxation.
Interior Redesign Services
This service is available for the homeowner who plans
to live in their home, but recognizes the need for enhancements
to their space's aesthetic appeal, functionality and energy
flow. The goal is to use the homeowner's furniture and
accessories/decor and with artful attention to spacial
utility, redesign the space to achieve higher function,
comfort and beauty.
Home Improvements/Renovation Services
Usually required in older or lived-in homes, this service
provides recommended cost-effective improvements such as
new flooring, cabinetry, countertops, fixtures, appliances,
window treatments, wallpaper, paint and faux finishing.
Residential Decorating
This service includes working with a resident homeowner to
enhance the look and feel of a space. Walls, windows, doors,
textures, finishes, light, furnishings and furniture are
all elements to be considered when creating an inviting and
beautfiul space in which to live.
Additional Services
Services such as professional shopping, organization, selection
of recommended materials, etc, are available to clients.
Bidding Estimates
Bid estimates are provided to clients after the necessary
consultations are complete. Bidding involves specific price
projections for detailed job proposal.
Public Speaking
I feel so lucky that I've had the opportunity to meet so
many homeowners through my public speaking engagements
on the topic of Home Staging and how it increases the saleability
of homes on the real estate market.
One of the things I love most about speaking is how involved
the audience gets when it comes to the topic of Home Staging.
I often hear that members of the audience are huge fans
of HGTV and they'll let me know what ideas they got from
watching... They often want to "run these ideas by
me" to see what my reaction would be or if I would
recommend them.
My question is always: Are you undertaking this staging
project to sell your house or to make it more enjoyable
for you while you remain in your home? My recommendations
may be very different for each scenario.
When a homeowner undertakes a staging endeavor to get their
house sold, then my real estate background also kicks in.
I advise the seller to take on projects which will have
the highest return on investment and will appeal to the
highest number of potential buyers. My recommendations
are tied to the main objective; to bring about good offers
from buyers.
If the homeowner is not selling, and interested in a staging
project to make their home more beautiful and enjoyable
for them while they live there, then my recommendations
are more individualistic and more reflective of the homeowner's
personal goals and lifestyles. There are no pat answers.
As many different homes exist, so do homeowners and individual
needs and goals.
